1 · The two options

Owner-corrected structure (Mitch, 2026-08-10): two options only — the old three-option ladder and its “Section B/C/D” taxonomy are retired. Both options are the same roof system (Owens Corning Duration over full-deck Titanium PSU30, copper at every ridge); Option 2 additionally rebuilds the owner-picked facets in 26-gauge concealed-fastener metal.

Facet areas, pitches, and drainage arrows are exactly as Roofr printed them; Roofr labels its 2/12 facets “Flat.” Letters A–I are Mitch's annotation of this diagram, and the colors code the owner-corrected metal scope (green box below): orange = the continuous side deck (E + C + D, one metal run), amber = the sunroom roof (G), gray = Duration shingle in both options.

Trace note: shapes follow the Roofr diagram pages; Roofr states “Measurements in diagram are rounded up for display” and its rounded facet values must not be summed as exact order area (exact 2,168 sq ft controls). Fine interior line detail is simplified where the report is ambiguous at this scale. Per Mitch (2026-08-10), the long side strip (E) and the stair-cover planes (C, D) are one continuous deck in the field — the trace shows Roofr's simplified facet outlines, not the physical break lines.

✓ OWNER-CONFIRMED 2026-08-10 — Mitch corrected the scope from his annotated site photos, and the metal now prices on measured areas.

Confirmed by Mitch on 2026-08-10 via photo annotations + decision dialog, working from his annotated copy of the traced Roofr diagram (facet letters his, areas from the Roofr area page). The July “Section B / C / D” taxonomy is retired — in Mitch's words:

The long side strip (E) and the stair-cover (C + D) are one continuous deck — old metal was laid directly over shingle on part of it, so part of E shows metal and part shows shingle today. Metal scope: the full continuous side deck (E+C+D = 377 sq ft) plus the rear sunroom roof (G = 84 sq ft) = 461 sq ft = 4.61 SQ, 2 sections for setup/trim. Front visors H/I and both mains stay shingle. Authentic CompanyCam field photos (original captions preserved), re-read under the owner-corrected 2026-08-10 mapping. All three show the continuous side deck (E + C + D) — the old “Section B/C/D” identities stamped on them by the July record are retired. The metal-over-shingle run — part of the side deck

The visible metal here is old metal laid directly over shingle on part of the continuous side deck (owner-confirmed 2026-08-10) — which is why part of the run shows metal and part shows shingle today. It all comes off in the tear-off under both options; Option 2 rebuilds the whole deck in new 26-gauge concealed-fastener metal.

The twin stair-cover planes (facets C + D). Per Mitch, these are not a separate little roof — they are the same continuous deck as the long side strip (E), and the metal package covers the whole run with no shingle/metal split. The base scope's up-to-two-sheet sheathing allowance lives here.

The long side deck — the full run from the yard

The long run above the lower wall — facet E, 298 sq ft, the biggest piece of the metal package. In Option 2 the whole continuous deck (this run plus the stair cover) becomes matching 26-gauge concealed-fastener metal, end-to-end. The front visor planes (H, I) flanking the front gable are NOT part of this run and stay shingle.

Metal system in Option 2: 26-gauge concealed-fastener standing-seam design intent; exact profile (1.5″ vs 1.75″ snap-lock), coverage, finish, and color are deliberately unselected — “the metal finish is picked off the manufacturer's standard color card… with real chips in hand.” Customer sees a fixed-price package.

Status of the old caveats: BLOCKERS.md B-04 (“Sections B, C and D have never been measured”) and the metal BOM's fail-closed UNKNOWN quantities are closed by the owner-corrected mapping — the metal scope now carries Roofr-measured areas (461 sq ft total) and the adder prices on them at the metal_t1 50% floor. The metal-over-shingle layering on the side deck is owner-confirmed and included in the scope reading; a second shingle layer on the main roof remains a change-order possibility at the printed $185/sq rate. Edge dimensions still get a routine field check before the material order, but pricing no longer rides on an allowance.
